Single-Family FAQ & Inspection Guide

Q: When is the registration fee due?

A: Annual registration begins on January 1st of each year, and the deadline to submit the fee is March 1st.

 

Q: How much is the annual registration fee?

A: The annual registration fee is $115 per single family property.

 

Q: When and how often will my property be inspected?

A: The property will be inspected upon first-time registration, if unoccupied or warranted by receipt of a complaint; and will also be inspected each time there is a change in tenancy. The applicant or landlord shall request that the inspection be conducted by the town at the time of the change in tenancy.

 

Q: How long will the property have to correct violations if found?

A: The time frame to correct violations depends on their severity:

  • Life safety violations: 1 day
  • Critical violations: 3 days
  • Non-critical violations: 30 days

 

Q: What will the inspection of my property consist of?

A: Both the interior and exterior of the property will be inspected.

 

Interior Inspection Guide

All areas must be maintained in good repair, structurally sound, and in a sanitary condition.

The premises must remain free from insect and rodent infestations. 

Doors and windows must be equipped with functioning locks. Operable windows should open and close freely and be able to remain open independently when required. 

Working smoke detectors in accordance with adopted codes and at least one working carbon monoxide detector and alarm, and one working fire extinguisher. 

Any HVAC systems must be properly maintained and in working order, and if the system is non-functioning, then alternative heating and ventilation shall be provided. 

All plumbing fixtures shall be properly maintained and in working order and capable of performing the function for which they were designed, including the ability to provide hot water where needed.

 

Exterior Inspection Guide

All areas must be maintained in good repair, structurally sound, and in a sanitary condition.

The exterior of the premises must remain free from any areas of potential rodent harborage. 

The property must be maintained free of any high grass, weeds and/or shrubs, any outside storage, and/or any junk or inoperable vehicles.

Any accessory structures including detached garages, storage buildings, fences and walls, shall be maintained structurally sound and in good repair. 

Tree limbs must be trimmed to provide a minimum clearance of 7 feet above sidewalks and 14 feet above the street or alley.

 

 

 

Multifamily & Hotel/Motel FAQ and Inspection Guide

Q: When is the registration fee due?

A: Annual registration begins on January 1st of each year, and the deadline to submit the fee is March 1st.

 

Q: How much is the annual registration fee?

A: The annual registration fee is $25 per unit for Multi-Family and $40 per unit for Hotels/Motels.

 

Q: When will the property be inspected?

A: The property shall be inspected within 14 days after the issuance of a notice of an intent to conduct an inspection.

 

Q: How many rooms will be inspected?

A: For properties 5 years or older, 5% of the total number of rooms will be inspected. For properties less than 5 years old, only the exterior will be inspected.  The Town has the authority to increase the number of rooms inspected based upon the results of the initial 5% of rooms inspected.

 

Q: Who determines which rooms will be inspected?

A: The property owner or manager selects the rooms for inspection, but the rooms must differ from those inspected in the previous three years.

Working smoke detectors must be installed on every level of the property and in every room, with properly maintained exit signs provided where necessary. 

All guests and public rooms must have heating systems capable of maintaining a minimum temperature of 68°F and a cooling system capable of maintaining a minimum temperature of 78°F.

 

Common Area Inspection Guide

All sidewalks, walkways, stairs, and parking lot surfaces must be maintained free of hazardous conditions to ensure safety.

Common halls, stairways, and exterior egress landings must have adequate lighting to provide clear visibility. 

Pool gates and doors must be self-closing and self-latching to enhance safety and security.

Fences, dumpster enclosures, and similar structures should be kept in good condition and free from damage.
