Rental and Lodging Registration & Inspection Program

The Rental and Lodging Registration and Inspection Program will ensure and promote healthy and safe conditions for all rental properties and hotel/motels establishments throughout the Town of Addison by proactively enforcing applicable codes and ordinances. This program applies to all rental properties, including single-family, townhomes, duplexes, condominiums, apartments, as well as hotel/motel establishments.

The City Council established Public Safety as a Key Focus Area (KFA) for the 2024-2025 Strategic Plan. Within this KFA, the development and implementation of a rental housing and lodging registration and inspection program was identified as an initiative to improve safety of our residents and visitors.

Affected properties are required to register between January 1, 2025 – March 1, 2025. Inspections will be scheduled following completed registration. Applicable registration fees are below

  • Annual Registration of Multi-Family Residential Dwelling: $25/Unit

  • Annual Registration of Hotel/Motel: $40/Unit

  • Annual Registration of Residential Rental Dwellings: $115/Unit

Multi-Family Rental

Property registration is required annually. The fee is $25/per unit.

Annual inspections of the property will be conducted by Code Compliance staff.

For properties older than 5 years, the inspections will include an interior assessment of 5% of the total units and the exterior of the property.

Newly completed construction or properties five years old or new will not require interior inspections, however, the exterior of all properties will be inspected.

Single- Family Rental

Any residential property that is fully or partially owner-occupied, and is leased or rented, or intended to be leased or rented, to another person will be classified as a rental property. Such properties will be subject to an annual inspection, which will continue as long as the property is used as a rental.

A $115 permit fee will apply to each rental property.

Once the permit is issued, an inspection will be scheduled with either the property owner or the tenant. This inspection will cover both the exterior and interior of the residence to confirm it meets safety standards for occupancy

 

Lodging Establishments

Code Compliance will conduct annual inspections of the property.

Property registration is required annually, with a fee of $40/per unit.

Properties five years old or newer will not require interior inspections; however, the exterior of all properties will be inspected.
